Booking Conditions

1. Prices and services included

Unless otherwise stated in your booking confirmation, the rental price includes:​​

• Applicable VAT (IVA).
• Utilities: water, electricity, gas, internet and pool products.
• Bed linen and towels.
• Regular pool and garden maintenance.
• Check-in on arrival and check-out on departure.
• Cleaning of the property as specified in your booking confirmation (including final cleaning, unless stated otherwise).

Any additional services (extra cleaning, private chef, driver, concierge, etc.) are subject to separate confirmation and quotation.

2. Booking, deposit and balance

Your booking is confirmed once the deposit specified in our offer has been received (minimum 40% of the total rental amount).​​

• If the deposit is not received within the indicated deadline, the villa may be released and offered to other clients.​
• The balance must be paid no later than 2 weeks before arrival or, if agreed in writing, on arrival (bank transfer, credit card or cash).​

The exact payment terms (deposit amount, balance due date, currency) are specified in your booking confirmation or rental agreement.

3. Security deposit

A refundable security deposit is required on arrival (amount indicated in your booking confirmation).​​

• The deposit can be paid in cash or by credit card.
• It is refunded after check-out and inspection of the villa (maximum 48 hours, unless damages are reported or a documented dispute arises).​
• In case of damage or significant misuse, part or all of the deposit may be retained to cover repair or replacement costs, supported by invoices or receipts.​

4. Check-in, check-out and occupancy

• Check-in: between 3:00 pm and 7:00 pm (unless agreed otherwise in writing).​
• Check-out: between 10:00 am and 11:00 am.​
• Late check-in after 10:00 pm or early check-out before 8:00 am: extra fee of 100 €.​

The number of guests staying in the property must never exceed the maximum occupancy stated in the contract, unless Ibiza Villa has given prior written approval.​​

5. Use of the property

All properties are rented strictly for residential holiday use.​
Any event (wedding, party with DJ or live music, corporate event, filming, photo shoot, etc.) must be expressly authorised in advance by Ibiza Villa and the owner, and may be subject to additional fees and/or a specific agreement.​

Without such written approval, any unauthorised use may result in immediate termination of the stay without refund.

6. Pets

Pets are not allowed unless expressly authorised in writing.​
If pets are accepted:

• an additional amount may be added to the security deposit;
• the guest remains fully responsible for any damages and for any extra cleaning required.​

7. Cancellation by the client

All cancellations must be notified in writing (by email) to Ibiza Villa.​
Cancellation fees are calculated on the total rental amount as follows:​

• More than 45 days before arrival: 40% of the rental amount.
• Between 45 and 30 days before arrival: 50% of the rental amount.
• Less than 30 days before arrival or no-show: 100% of the rental amount.

Guests are strongly advised to take out travel and cancellation insurance.

8. Responsibility

Guests must take reasonable care of the property, its furniture, fittings and equipment, and are responsible for any damage or loss caused by themselves or their invitees.​

The owner is responsible for maintaining adequate insurance coverage for the property. Ibiza Villa cannot be held liable for structural defects, normal wear and tear, or failures beyond its control (such as utility outages or technical malfunctions), but will use reasonable efforts to coordinate any necessary interventions as quickly as possible.​

9. Governing law and jurisdiction

These booking conditions are governed by Spanish law.
In case of dispute, and unless otherwise required by mandatory legal provisions, the parties submit to the jurisdiction of the courts of Ibiza.​​
